New Construction in Westlake Village
New house construction in Westlake Village with plumbing drawn for plan review: drain sizing, vents, cleanouts, a strapped water heater and field tests.
Plumbing sheets for a new Westlake Village house get a close read at plan check. The reviewer traces each drain from the fixture to the sewer, checks that every trap has a vent and looks for cleanouts where a snake can reach a clog. The water heater, its strapping and its relief line all have to show on the drawings. If the address appears on a fire hazard map, ember details are reviewed in the same set.
Drains, vents and cleanouts
Drain pipe is sized from the fixture units on the plan, so a bathroom added late can push a branch up a size. Each trap needs a vent within the distance the plumbing code allows, and vents often join in the attic before passing through the roof. Cleanouts belong at the base of each stack, at changes of direction and where the building drain leaves the house. We have the plumbing designer draw an isometric of the whole system, which lets the reviewer follow every line without guessing.
Water heater, supply and the field tests
A tank water heater has to be strapped against earthquake movement, with its relief valve piped to a safe outlet. A heat pump model also needs room for air and a condensate line, and the reviewer checks that the space works. Supply pipe sizing follows the fixture count and the street pressure, with a regulator where pressure runs high. On site, the inspector watches the drains hold water under test and the supply lines hold pressure before any wall is closed, and we line those tests up with the framing inspection.

New Construction in Westlake Village: questions
We start with lot lines from a survey, soils data and the fire hazard map status. For the plumbing design we also want the sewer connection depth and the water pressure at the street, plus the planning limits for height and coverage, because those fix where the house and its pipes can go.
Design, engineering and city plan check sit in an opening agreement. Construction follows in priced phases, with underground plumbing, rough plumbing and fixtures each shown separately. You get the written figure for a phase before its work is scheduled, and any change is priced the same way.
That responsibility stays with us. The surveyor and soils engineer start, then the structural engineer, the energy consultant and the plumbing designer work from the settled plan. Their agreements can sit with you or with us, and their drawings pass through our office before they reach the reviewer.
