On a new Oak Park house, rainwater is planned from the ridge of the roof to the property line. Gutters collect it, downspouts drop it into closed pipe, and the finished ground falls away from the foundation so nothing pools against the walls. Oak Park is unincorporated Ventura County, so the county reviews the grading and drainage plan along with the house. Some of the community appears on the fire hazard maps, and that changes the gutter choice.

Grading that sheds water

Code asks the soil next to a new foundation to drop away from it, typically 6 inches within the first 10 feet, or toward a swale where the lot is tight. Our civil engineer draws those grades on the drainage plan, along with area drains in planters and patios. Under the slab, a gravel layer and a vapor retarder keep ground moisture from wicking up into the floors. If the lot slopes toward the house, a drain behind any retaining wall and a swale above it carry water around the structure and away.

Roof water and the ember provisions

In a mapped fire hazard area, the ember provisions call for gutters fitted to keep dry leaves from building up, since a gutter full of debris can catch a spark. We specify metal gutters with metal guards, and downspouts that tie into solid pipe running to the street or to an approved dispersal point. The county may ask for some runoff to stay on site, through a dry well or a planter that lets water soak in slowly. We show where each downspout goes on the plan, and the inspector walks those lines before backfill.
