ADU Construction in Malibu, From Roof to Footing
Malibu ADU construction on a lot being rebuilt: a Class A roof that sends rainwater away from the pad, City of Malibu permits and a staged build.
Start with the roof, because on a Malibu lot being rebuilt it does two jobs at once. It needs a Class A fire rating to resist embers, and it has to carry rainwater off the unit and away from the new pad. We size the gutters, pick metal ones fitted with ember screens, and run each downspout into a drain line that empties well clear of the footings and of the main house.
Permits and parcel questions in Malibu
Permits for a unit here come from the City of Malibu. A lot may also need a coastal development permit, and if the property runs on a septic system, drain lines from the unit must tie into a system sized for both dwellings. Either question can shift where the unit sits on the lot and stretch the review calendar, so we settle both from the parcel records before design gets far. After submittal we answer each plan check correction ourselves, one round at a time, until the permit is issued and the first footing can be dug.
Ember details and metal that holds up
Some of Malibu lies inside mapped fire hazard zones. Where the lot is one of them, ember-resistant construction runs from the slab up: enclosed eaves, vents with fine mesh, ignition-resistant cladding and the rated roof assembly. A coastal setting adds its own wear, so flashing, gutter hangers and exterior screws are chosen in stainless or coated steel that tolerates salt. Inside, the plan treats the unit as a complete home with a kitchen, a bath and a sleeping room, ready for daily use while the main house is framed and finished.

ADU Construction in Malibu: questions
In many cases, yes, and the City of Malibu sets the conditions. The unit needs its own final inspection before anyone sleeps there, and its utilities should be sized with the future main house in mind, so no trench gets dug twice. We show the schedule both ways, unit first and house first, before you choose.
A Malibu lot qualifies when the unit stays on a single floor at 500 square feet or under and the parcel passes our review before you commit. Here the site plan has to answer the septic and coastal permit questions up front. Anything those reviews add, such as an agency fee for a coastal permit, is priced apart from the package.
Sometimes, though the test is physical. We look for a slab that can anchor new walls, studs deep enough for insulation and roof framing that can carry a finished ceiling. A garage that stood near the fire also gets checked for heat and smoke damage before we price converting it against building new, so both numbers are in front of you.
