Fire Rebuild & Reconstruction in Eagle Rock
Eagle Rock fire rebuild framed now for a home lift later: stacked closets, a slab recess, headers and a capped circuit, each priced on its own line.
Could the new house take a home lift someday, even if none goes in now? That question deserves a clear answer on the first walk of an Eagle Rock lot, whenever the new plan has an upper floor. It can, if the shaft is planned before framing. We stack a closet above a closet, ready the slab for a shallow pit and run power to the spot, so a lift can be added later without tearing into finished rooms.
Framing a future shaft
A residential lift needs a hoistway of a set size, so we line up a closet on each floor with the same footprint and the same wall positions. The floor joists between them are headed off around the future opening, then filled in with framing that can be cut out later. Headers sit over what will become the doors, and the walls are built straight and plumb enough to carry rails. Under the closet stack, the slab is recessed or thickened where the pit will go, which is easy now and costly once tile is down. A dedicated circuit is pulled to the upper closet and left capped in a box.
LADBS and the price line
The plans for an Eagle Rock rebuild go to LADBS, and the future shaft appears on them as closets with framing notes. The lift itself is not part of that permit. If you decide to add one, it is installed under a permit of its own, inside the walls we prepared. The structural engineer confirms that the beams around the opening can carry the rail loads a lift maker publishes. In the written scope, the prepared closets, the slab recess and the capped circuit share one line, so the cost of planning ahead is easy to see and just as easy to drop.

Fire Rebuild & Reconstruction in Eagle Rock: questions
Debris removal on the parcel has to be complete and signed off. Once it is, we meet you at the lot, mark what might be reused, and pull the LADBS records for the old house. From those notes we write a scope that prices every stage as the house goes up.
We write it for that comparison. The estimate follows construction order from site work to the final inspection, and each entry spells out its contents, so you can hold it beside the adjuster's report. Extra work such as the lift-ready framing sits on separate lines, apart from what the policy treats as a like-kind rebuild.
The codes in force when the plans are submitted, as amended by the City of Los Angeles. That brings fire sprinklers, interconnected smoke and carbon monoxide alarms, a fire-rated wall and door between garage and house, and current energy rules. Should state or city mapping ever take in the lot, its exterior must also resist embers, which we look up before design.
