Fire rebuild in Eagle Rock
Eagle Rock fire rebuild planned from the cleared lot up: the old footing tested, buried lines traced, LADBS plan check and a build inspected stage by stage.
Can the slab that survived on a burned Eagle Rock lot carry a new house? We answer that only after a site walk and an engineer's look at the concrete. The same visit traces the sewer lateral, water service and gas stub, and notes what the lot needs before drawings start. From there a written scope sets out each stage in the order the house will go up, foundation first and finishes last.
Testing the old concrete
Heat from a house fire can leave concrete looking whole while cracking it inside and loosening its bond with the steel. An engineer decides with core samples or small test openings, and the findings go into a short letter. If the slab and footings pass, new sill plates bolt to them with fresh anchors and framing can begin. If they fail, the old concrete is broken out and hauled away, and a new foundation is poured to a current design. Either path is priced in the scope before any framing figure appears, so the decision is settled early and stays settled.
LADBS from plan check to final
Plan check and field inspection here belong to LADBS. The submitted set carries the structural design, energy compliance and the fire safety requirements a new house must meet today. Any correction from the plan checker is answered on a revised sheet with a short written note. Once building starts, the inspector visits at open footings, at framing with hold downs and shear walls in place, at insulation and at final. Each visit must pass before that stage is covered, which keeps the hidden parts of the house open to review until they are signed.
