Moorpark ADU Construction Graded for the Rebuild
Moorpark ADU construction on a cleared lot, with grading and drainage drawn the way plan check reads them: soil sloped off the walls and roof water led away.
On an ADU set for a cleared Moorpark lot, the city's plan check wants to know where the ground will finish and which way water will run across it. Debris removal can leave the pad scraped, rutted or lower than it was, with no house standing to give a reference. So our drawings carry spot grades around the unit, the fall of the soil away from each wall and the outlet that takes roof water off the property.
Soil that falls away from the walls
The residential code asks for the ground beside a new foundation to drop by 6 inches or more over the first 10 feet out from the wall. Where a lot line or the planned house leaves less room than that, a swale or a yard drain inlet takes over, and any paving next to the unit tips away from it at a 2 percent slope. The concrete also has to stand clear of the finished soil, with wood siding and framing held up out of reach of damp ground and termites. On a scraped pad these heights are fixed on paper first, so the forms are not set against dirt that will later be raised.
Roof water, the future house and the outlet
Gutters on the unit gather roof water at downspouts that empty into a solid pipe or onto splash blocks aimed away from the footing. The plans then trace that water to an outlet the city approves. Depending on the lot, that might be a curb drain, a planted basin that lets it soak in or another drain line, and it never runs onto a neighboring yard. Because a second building will rise beside the unit, the swale between them is sized for both roofs at once. The city inspector walks the grading and drains before approving the unit as complete.

ADU Construction in Moorpark: questions
With the city's occupancy approval for the finished unit, it can. The grading is then worked out for both buildings at the start, so the house pad, its footings and its trenches come later without pushing runoff toward the unit or cutting through its drain line. The yard beside your door stays usable while the house goes up.
Your Moorpark lot qualifies when the design keeps to a single story with no more than 500 square feet of living area, and the footprint we measure on site fits inside the setbacks. In the Moorpark set, the site plan shows the spot grades, the swale lines and where each downspout drains, so the reviewer can follow the water from roof to outlet.
It might. A garage slab may sit only a little above the soil around it, which suits a car but not a home, where the wood at the base of the walls has to be treated or held clear of the dirt. We check the slab, walls and roof framing, then see whether the ground outside can be cut back and sloped away from the building.
