Eaves are where embers gather and heat collects under a roof, so on a rebuilt Walnut house we price them boxed in with a noncombustible soffit. Fiber cement panels or metal soffit board close off the rafter tails, leaving no exposed wood for embers to catch. Under hard sun the material holds its shape and paint, and with no open bays there are fewer gaps for birds and wind-blown debris.

Building the boxed eave

The rafter tails are cut to a consistent line, then a ledger and short blocking frame the soffit plane. Panels fasten to that frame with corrosion-resistant screws, and joints land on blocking so they stay flat. Attic air still needs a way in, so we cut in listed vents rated for ember and flame resistance at the spacing the attic ventilation calculation calls for. A metal drip edge and fascia close the outer edge and keep roof water off the soffit face.

Where it matters and what it costs

A boxed eave adds labor and material over open rafter tails, and the estimate shows that difference on its own line. If the parcel is outside mapped fire hazard areas, the code may allow open eaves, so the choice is yours to weigh. Where the parcel is mapped, the code generally asks for protected eaves or noncombustible material on the underside, and the boxed detail meets that. Either way, we paint the soffit with an exterior finish rated for sun exposure and leave access panels where the attic needs them.
