Every pipe, vent, light and outlet that passes through a rebuilt Ventura wall is a hole that wind-driven rain can find. We plan each one before the siding goes on. Hose bibs, dryer vents, porch lights, the refrigerant lines for a heat pump and the utility service all get a flashed opening, sized and placed on the drawings so nothing has to be cut through the finished skin later.

Blocks, boots and sleeves

A light fixture or outlet mounts on a molded block set into the weather barrier, its top flange tucked under the layer above and its lower edge laid over the layer below. Round pipes pass through a fitted boot or a sleeve that tilts slightly outward, so any water that gets in finds its way back out. Dryer and bath fan vents get a hooded cap whose flange is taped in the same top-over-bottom order. Near the coast we pick caps and screws in stainless steel or coated aluminum, since salt air pits plain steel quickly.

Sealant, inspection and upkeep

A bead of sealant at the trim is only a backup. The barrier and the flashing behind it do the real work against water, and sealant mainly stops wind and insects. Before siding or stucco covers the wall, the city inspector checks the barrier and its flashings, and we photograph each opening at that stage as well. Vents that open to the attic or crawlspace are listed for ember resistance if a hazard map takes in the parcel. We keep a simple sheet of every penetration, so a future repair knows what sits behind the wall.
