Fire Rebuild & Reconstruction in Stevenson Ranch
Stevenson Ranch fire rebuild planned for county building review and any fire department review, with ember details and the ground around the house drawn in.
"Will the fire department look at our plans as well as the building office?" That comes up early on a cleared Stevenson Ranch lot, and on a parcel in a mapped hazard zone the answer can be yes. Los Angeles County building staff review the structure, and the county fire department may weigh in on access, water supply and the plan for vegetation around the house. We set both reviews into the scope.
Two reviews, one plan set
The building review covers footings, framing, energy and the exterior assembly, including vents, roofing, glazing and siding chosen to resist embers. A fire review, when it applies, looks at whether an engine can reach the house, where a hydrant stands, whether the water flow is adequate and how planting is kept back from the walls. A fuel modification plan may be requested. We gather those items early, so a fire comment does not hold up a building approval that is otherwise ready.
The ground right around the house
The strip of ground beside the walls matters on a mapped parcel as much as the walls themselves. We plan a band of gravel, pavers or concrete at the base of the house, with no wood mulch and no shrubs against the siding. Where a wood fence would meet the house, the last section is built in metal or masonry. Decks are framed and surfaced with materials rated for ignition resistance, and the space beneath them is kept clear or enclosed. These items are drawn on the site plan for the county to review.

Fire Rebuild & Reconstruction in Stevenson Ranch: questions
Once the debris crew has finished and the clearance is documented, call us out. We note the slab and utilities, check how the parcel is mapped for fire hazard and ask the county for its file on the old house. From there, a written scope sets the order of design, both reviews and the build.
It works well for that. Our estimate tracks the build from grading to final, with every line describing what it holds. County review fees, fire department items and code-required ember work are shown apart from replacing what burned, so the comparison with the adjuster stays clear.
Plans are checked against the Los Angeles County building code edition current at approval. Where hazard maps include the lot, the house needs an ember-resistant shell, from a roof rated Class A and tested vents to tempered windows, rated siding and decks. Automatic sprinklers go in every new home, and the fire department may review access.
