ADU Construction in Los Angeles, Sized to the Lot
State size protections, setbacks, fire access from the street and LADBS plan check, then a staged build.
How big can the unit be? It is a question for the first visit, and on a fire-cleared Los Angeles parcel the answer comes in layers. State law keeps the city from using lot coverage or floor-area limits to block a detached unit of up to 800 square feet that meets basic setback and height rules. Above that size, the city's own limits apply. Where your unit lands in that range shapes the drawings, the permit path and the build.
Choosing a size the lot can carry
Size is a trade between the unit and the yard around it. State rules let a detached unit come within 4 feet of the side and rear property lines, yet pushing it that far can crowd the rebuilt house, its windows and the path between them. We sketch the main house footprint first, then try the unit at a few sizes against it, checking what is left for daylight, outdoor room and a clear walkway. A smaller single-story unit also keeps the drawings simpler. Each option goes on paper so you can weigh floor area against yard before anything is drawn to scale.
Plan check and fire access in Los Angeles
LADBS runs plan check for a Los Angeles ADU, and fire access can draw a look from the fire department too. A unit set deep in the lot can leave a long hose path from the street, which can bring added fire protection requirements, so we measure that path on the first visit and keep it in mind while sizing. The plan checker also reviews spacing to the main house, the utility connections and the framing. Corrections come back in writing, we answer them on revised sheets, and the build starts only from the approved set.

ADU Construction in Los Angeles: questions
It can, and size feeds into that choice. A compact unit is quicker to build and can be ready before the main house leaves the design stage, provided its position leaves the main foundation and trenches clear. LADBS gives the unit its own final inspection, and we ask at the first submittal whether it may be lived in ahead of the house's own final.
The site plan does the proving for a Los Angeles lot: it plots the unit against the setbacks, the planned house and fire access from the street. If a single-story design of no more than 500 square feet fits there, the package covers its drawings. We settle that before you sign, and LADBS fees are paid apart from it.
It may, if the fire left it standing and sound, and its footprint then answers the size question for you. A conversion inherits the garage's outline, so its floor area is fixed and its ceiling height decides whether that area can be lived in. We probe the slab and studs for heat damage and look at how the roof framing held up. Both routes are priced for comparison.
