Fire rebuild in Northridge
Northridge fire rebuild centered on the structure: anchors checked before the pour, engineered shear walls and a frame inspected before it is closed in.
For a Northridge rebuild, the structure gets most of our attention: the footings, the shear walls and the hardware that joins them. A new house is engineered to the current code from the foundation up, and in California that code asks a great deal of how a frame handles an earthquake. We confirm each piece on the lot before it is covered, and your written scope lists the frame stage by stage, from anchor bolts to roof ties.
Anchors set before the pour
Shear walls resist sideways force, and the engineer specifies the panel, the nailing and the hold-down for each one. Hold-downs fasten to anchors cast in the concrete, so their positions have to be right before the pour. While the forms are open, we check every anchor and bolt against the foundation plan and fix any that are off. A missed anchor found later means drilling and epoxy, which takes time and needs the engineer's approval. The footing inspection follows our check, and the concrete is ordered only after it passes.
Closing in the frame
Framing inspection looks at edge nailing on every shear panel, the straps and ties at each floor and roof line, and the size of every header. Only after it passes do insulation and drywall go in. Above the frame, the roof and walls are chosen for an inland valley lot: a Class A roof covering, vents with fine metal mesh, and insulation that slows summer heat. Should a lot sit inside a mapped fire hazard zone, the plan set treats those as requirements. Lots in Reseda, Granada Hills and Porter Ranch get the same frame checks before anything is closed in.
